A Port Melbourne Gym was destroyed in a suspicious fire in the early hours of Sunday morning.

Fire crews were called to the Waterfront Place property at 1.42am.

The first crews arrived to discover a rapidly developing fire that quickly involved the whole building. The building measured 90 metres by 20 metres and was made up of offices and a vacant gymnasium.

A community warning was issued for the surrounding area due to the amount of smoke.

Due to the age of parts of the building, precautions were taken in case asbestos was present.

The fire was deemed under control at 3.27 am.

One firefighter received a minor injury.  He was treated on scene by Ambulance Victoria.

The damage bill is yet to be estimated.  The cause has been deemed suspicious and will be investigated by Victoria Police.  Traffic in the area was disrupted for several hours.
