A female occupant of the building was lucky to escape an early morning blaze at Sharpe’s Industrial in Clifton Hill.

Firefighters were called to a large blaze at the Queens Parade property at 2.15am.

Police units assisted MFB in evacuating Hodgkinson St units during the fire due to concern of smoke spreading from a very strong wind. A Community Warning was also issued due to smoke in the area.

Building damage is expected to exceed $300,000.

Breathing apparatus was in use.
